Look anywhere you like around Lake Conroe, and you'll find people making things happen. Recently, the landscape of the Lake’s shoreline continues to shine. Lake enthusiasts can now boat to IHOP, Starbucks, Marble Slab Ice Creamery, a Fitness Center, shopping and numerous lake side restaurants. In addition to all of the remarkable things our area has to offer these opportunists, the fact that we're getting into our "prime" season is escalating this energy from amazing to absolutely unbelievable.

As a builder and as a homeowner, I am always thinking of ways to maintain the quality of my home and to increase the value of my real estate investments. It's nearly impossible to miss the phenomenal growth occurring in our area right now and many of you probably realize that our county is unquestionably a "hot spot" for years to come. What you may not already know is the extent of "how hot" we really are. According to the latest statistics released by the US Census, Montgomery County is the 4th fastest-growing county in the state of Texas. |
Nationally, we are ranked 36 among the nation's 100 fastest growing areas. Montgomery County has the highest income per capita of all counties throughout Texas. Also, 41 of the 42 counties that encompass the Houston Metropolis showed positive employment growth in 2007 – show me another part of the country that can boast this statistic and I’ll buy you a cup of coffee at Starbucks – lake-side!!! Numerous statistics shown in other dependable publications are revealing some astonishing factors that have surely influenced this growth.
Looking for one of the few bright spots in today's economic times? Look no further than your on backyard. Despite the mortgage crisis and dwindling national real estate prices, waterfront property around Lake Conroe may very well be the brightest spot in the country. Sales of single family homes, on the water, from January 1, 2008 through May 1, 2008 are up 24% compared to the same period last year. In 2007, 26 waterfront home sales were recorded with an average sales price of $493,046. So far this year we have recorded 34 waterfront home sales with an average sales price of $612,139, an increase in value of nearly 20%. The inventory levels for waterfront homes, townhomes and condos are continuing to decrease as more and more buyers see Lake Conroe as a family friendly environment and a place they look to retire.
"The growth is absolutely amazing," says Allison Yancy, top selling agent on Lake Conroe. "One does not have to be a seasoned real estate investor to see the growth that is happening here." In the past year, we have witnessed new communities, schools, interstates, highways, retail developments, and shopping centers - all centered around the Lake Conroe area. People from all over the world are discovering what the lake has to offer and everyone seems to love the lifestyle. It's hard to find anyone who owns waterfront property on Lake Conroe who is willing to sell - it's like the lake grabs them like a magnet and no one wants to leave." Houston is the best city in the United States in which to live, work and play, according to Kiplinger's Personal Finance.

The Bayou City -- billed by the magazine as the Comeback Kid -- ranks No. 1 on the magazine's Best Cities of 2008 list, which focuses on strong economies, abundant jobs, reasonable living costs and fun things to do. "Back with a roar after the oil bust of the 1980s, Houston has reclaimed its title as energy capital of the U.S. and added aerospace, technology and medical companies to the mix, generating more than 100,000 jobs in 2007," said the report which will appear in the magazine's July issue. Austin is the only other Texas city to feature in the Top 10 list, coming in at No. 6. In second place is Raleigh, N.C., followed by Omaha, Neb.; Boise, Idaho; and Colorado Springs, Colo. In seventh place was Fayetteville, Ark.; followed by Sacramento, Calif.; Des Moines, Iowa; and Provo, Utah. The rankings were compiled by Kiplinger's along with Kevin Stolarick, research director at the Martin Prosperity Institute, a thinktank that studies economic prosperity.
